Leasehold Bar with
rental rooms |
 |
Leasehold
Total
Investment To Own
2,500,000 Baht |
|
This business is housed
in a five floor
building, which lends
itself to a wide range
of further development
ideas. The ground floor
bar, which was
established four years
ago, has a capacity of
40-seats. The upper
floors have four
super-sized guest-rooms,
which bring in very good
rental returns. The bar
trades seven days a
week, from 9:00 am -
3:00 am, with breakfast
and snacks also being
offered to early morning
imbibers as well.
There is a long lease of
3+3+3 years at 20,000
baht monthly. As is
often the case in
Thailand this very low
monthly rental price has
been off-set, (for tax
purposes), by a
’key-money’ payment of
1-million baht. However,
this is a once only
payment. The sale
includes all of the
furniture, fixtures &
equipment, valued at
600,000 baht. The seller
reports yearly sales of
3-million baht, giving
1.5-million baht in
annual profits. Price
2.5-million baht.

FROM
DREAM TO NIGHTMARE
Even Professionals Can Be Conned -
Years ago I heard of a case where a
relative newcomer to Thailand paid a
builder to construct his very own
dream home, and unfortunately paid
the full amount in advance. Progress
seemed to be going very slowly, and
only the foundations had been
completed, when he visited the site
to find that the builder had
disappeared with his hard earned
cash. However, it is not only
newcomers who get caught by such
illegal capers, and earlier this
year I met an experienced property
developer, who was smart enough to
make progressive payments, depending
upon the work completed.

Tram
project eyed for Pattaya
As the
city’s traffic problems grow worse,
city fathers are conducting an
investigation into a possible tram
project for the city. They gave a
warm welcome to Mr Jaruek Anuphong
and his thirty colleagues from the
senate transport commission who
arrived on August 20 for a
feasibility study. The resort’s main
problem, it was surmised, is that
the amount of traffic on the main
roads doubles at weekends and public
holidays. An earlier suggestion had
been to build underground tunnels on
Sukhumvit road to alleviate the
snarlups and such a plan was still
under planning consideration without
a final decision.
